But Britain has never really caught the veranda bug - which is a shame, as a well-built veranda is an adornment to any home. Think posh porch - a much cheaper way of keeping up with the Joneses than a posh Porsche. In Kent, verandas seem to be booming. "I have known times when we have had no properties with verandas on our books," says Simon Backhouse of Strutt & Parker in Canterbury. "Now three of them have suddenly come along at once, like buses." Architecturally, the three properties could not be more different. West Cliff Lodge in Ramsgate, on the market for £1.7 million, is a Pugin-designed house, boasting a canopied veranda that stretches the entire length of the property, with sea views thrown in.

A burst of vibrant plants climbs up the Deep South-style white, wrought-iron veranda. Most impressive of all, Throwley House near Faversham, on for £2.5 million, is a handsome Regency property with almost nine acres of land. Its red shutters and white veranda make it seem like a New Orleans plantation has appeared in the Kent countryside. But the common denominator - the large veranda - goes a long way to explaining the properties' charm. The verandas are beautifully crafted, with elegant canopies that afford shade and/or shelter, depending on the weather. "You could say that, historically, a veranda was a wealthy man's way of sitting outside without getting wet," Backhouse says. "In Victorian times, they were a bit like ha-has, one of the features which a country property of distinction was expected to have." Verandas have flourished in Kent, as they have in other coastal counties in the south of England, because they feed a very British property-owning fantasy - sitting outside, under a canopy, with a glass of wine in hand, taking in the sea air.

You can even construct your own, with a little help. This is what Dr Chris Allen did with his home in Herefordshire, which he decided to extend in the Nineties. "We used good local joiners, and the struts of the veranda are made of English oak," says Allen, a retired GP.
"In summer, when the clematis is out, it has become our favourite part of the property - incredibly flexible. We can have a barbecue in the garden, then take shelter under the awning if it starts to rain." The Allens' five-bedroom property, near Hereford, on the market for £1.4 million with Knight Frank, comes with extensive equestrian facilities. But it is the south-facing veranda, with views across the valley, that gives the home that touch of class. "When we first moved here, this was just a boring old house," Allen says. "It was only when we added the veranda that the property started to come into its own." They could have added a conservatory, and in the Herefordshire winter, they would probably have used it more. But they would not swap their veranda for anything. "It just makes it a far more interesting property to look at and to live in," Allen says. If you want to make the best of your veranda, and exploit it as a style statement, you need to furnish it as carefully as you would any other room in your house.
